The existing retaining wall is necessary because the elevation drops approximately 2’ to the <br />applicant’s property. Without a retaining wall there would be erosion problems from the <br />neighboring lot <br />4. Total existing hardcover on the property would be reduced slightly. <br />Staff RccoiaendatioB . . . <br />Staff recommends approval of the v-ariances requested based on the hardships noted above and is <br />subject to a final drainage icw by the City Engineer prior to Council Action. Staff requested <br />additional information regarding the drainage plan on the property. It is our understanding the <br />surveyor is in the process of completing the drainage plan.
