Turning the attic space into living space requires raising the existing roof. The applicant has not <br />provided floor plans but has provided 3 optional views of the new roof line. The new roof line <br />will need to meet the 30’ height requirement. Based on the elevation view provided by the'*" <br />applicant, it appears this will not be an issue. The applicant is aware of the height limitation and <br />will design the project to meet it. <br />Statement of Hardship: <br />The applicant has included their statement of hardship in Exhibit A. The applicant should also <br />be asked for their testimony regarding this issue. <br />Issues for Consideration: <br />1. The existing residence was built in 1960 prior to current zoning standards. <br />2. The raising of the roof will not affect the adjacent neighbor. <br />3. If the subject property were in one acre zone, it would meet the side yard setback requirement. <br />4. Lot coverage by structure is not increasing with the proposed project. <br />5. Other issues raised by the Planning Commission. <br />Staff Recommendation: <br />Staff recommends approval of the side variance to convert the attic space into living area of the <br />existing residence with the condition the project meets the 30’ height requirement. <br />Additional Survey Work Required <br />areApplicants have provided a partial survey confimiing ihe existing right side setbacks which <br />the subject of the requested variance. However, the only other survey on file does not conlimt <br />the setbacks for the remainder of Ihe house.
