Re; Professional Properties of Orono <br />. File No. 139-02-000 <br />Plat No. 02-2782 <br />Dear Mike: <br />We have reviewed the development plans for the Professional Properties building. The site is located <br />at 2765 Kelley Parkway in the northeast quadrant of the intersection of Ch: Crystal Bay Road and <br />TH 12. The proposed use of the site is for a dental/medical coii;pt«- Wr have the following <br />comments in regards to engineering matters. <br />1. Sanitary Sewer: The sanitary sewer service is shown connecting to an existing manhole along <br />Old Crystal Bay Road. The proposed 8-inch PVC service pipe will connect at the existing <br />manhole invert elevation of 1006.4. The developer may want to install the service pipe at a grade <br />of less than I % between the building and the existing manhole to minimize the excavation depth <br />for the service pipe. This will require the construction of an outside drop at the existing manhole. <br />Final plans should include profile views of the sanitary sewer. The plans should also include <br />' typical sections for trail and street repair. All repairs to the trail and street shall be made <br />immediately after they are disturbed. <br />2. Water Main: The proposed water main design appears acceptable. The proposed connection to <br />the existing water main stub should be coordinated with the City and instiled in accordance with <br />City standards. <br />3. Storm Sewer/Grading: The proposed sturm sewer is shown discharging east of the site. The <br />proposed pipe invert is something less than 1014.93 (proposed upstream invert at CBMH-5). <br />Based on existing topography the discharge pipe invert elevation will be 5 to 6-feet under <br />ground. The applicant should provide additional detail as to how this storm sewer system will <br />work. Riprap should be provided at all outlets. The southwest comer of the site should be graded <br />so drainage is directed easterly into the existing MN/DOT ditch. The existing culvert under Old <br />Crystal Bay Road should be bulkheaded and abandoned. The proposed grading plan shows <br />grading within the MN7DOT right-of-way. Plans should be submitted to MN/DOT for their <br />review and approval. The proposed grading plan shows grading and parking lot construction on <br />the adjacent property to the east. The applicant should verify they have control over this parcel <br />and include additional grading information to identify how drainage will be handled on this site. <br />2335 Weit Highway 36 ■ St. Paul.
