The site is located at <br />3320 Watertown Road. The applicant is proposing to subdivide the property into two buildable lots. <br />We have the following comments with regards to engineering matters: <br />The site is comprised of primarily low-lying wetlands. The wetland boundaries adjacent to <br />the buildable portions of Lxit I and Lot 2 and all of Outlet A should bedelineared and the ^ <br />delineated wetland boundaries shown on the survey. Drainage easements should be provided <br />over all wetlands and drainage ways. <br />Drainage and utility easements should be provided 5-feet wide along all lot lines except <br />along the railroad and Watertown Road frontages where they should be 10-feet wide. <br />Access to Lots 1 and 2 will be provided from Watertown Road across Outlet A. The existing <br />grades on CXitlot A north of Watertown Road exceed 13%. Tbe driveway that serves Ixits I <br />and 2 should not exceed a 10% grade. The driveway should be constructed to a minimum <br />width of 20-feet. Driveway construction may impact the exi.xting wetlands and mitigation <br />may be required.
