Other issues raised by the Planning Commission. <br />Staff Recommendation: <br />Staff would recommend approval of the variance and conditional use permit to construct a <br />detached garage on the property with the following recommendations: <br />* The garage be located 10' from the side property :ine. The adjacent residence is 3’ from the <br />property line. <br />* To meet the 1,500 s.f. lot coverage by structures: <br />House - 1056 s.f. Deck 140 s.f. Garage - 300 s.f. Total 1496 s.f <br />i.e. Reduce the garage to 20 ’ X 15 ’ (a stall and a halO and the deck reduced to 14 ’ X 10 ’ to meet <br />yard setbacks.
