Michaef Gaffron <br />Page 2 <br />Re: Orono Village Revisions <br />June 24. 2002 <br />We have reduced the number of units In this development from 235 homes to 168 <br />homes. The area north of Kelley Parkway is planned with a mix of 59 rambler <br />townhomes, 43 two-story townhomes and 66 loft units. The proposed density In this <br />area is six units per acre, which is consistent with the City of Orono Community <br />Management Plan. We are continuing to request a rezoning from RR-1B to RPUD for <br />this area. The RPUD concept plan complies with ail ordinance requirements and the <br />proposed rezoning is consistent with the Urban Residential Medium Density land use <br />classification identified in the Community Management Plan. <br />Our proposal continues to include construction of the planned Kelley Parkway in the <br />first phase of development. The revised alignment of Kelley Parkway is consistent with <br />the alignment shown in the Community Management Plan and allows us to reduce the <br />amount of wetland impact. The sketch plat shows the townhomes platted as envelope <br />lots surrounded by a common lot and the loft buildings would be platted on a single lot. <br />As noted earlier, the property south of Kelley Parkway would be platted as two outlots <br />to be developed at a later date. <br />Upon City approval of the requested rezoning, PUD concept plan and sketch plat, we <br />would prepare the required PUD master plan and plat applications for development of <br />the site. Any City comments on the PUD concept plan and sketch plat would be <br />incorporated into the PUD master plan and plat, which would be submitted for City <br />review and approval in August of this year. We continue to request that City Council <br />approval of the rezoning, PUD concept stage plan and sketch plan be contingent upon <br />filing the final plat. <br />It is my understanding that this item will be scheduled for Planning Commission review on <br />July 15, 2002. We request that a joint Planning Commission/City Council be scheduled for <br />the week of July 8*’ to allow both the Planning Commission and City Council to review the <br />revisions prior to taking action on the request in mid-July. <br />As requested by staff, we hereby grant an additional 60-days to the City review period for <br />the rezoning, PUD concept plan and sketch plat. <br />As always, our development team is available to meet with City representatives at <br />anytime to answer questions.
