The west 50'parcel was legally <br />combined with it in 1996 creating a 100'x 102' lot minus2l3s.f. below the 929.4' = 9.987 s.f. <br />Still well below the reepdred 2 acres. <br />The property was connected to sewer in 1 998. <br />The land elevation is about 2' hig'.er than the ordinary high water level of Lake Minnetonka. <br />City of Orono ordinance requires the lowest level of the residence to he 3' higher than the <br />929.4'. The lot cannot accommodate a basement. 'The site plan shows the first level elevation <br />would be 932.4 '. <br />The new house is proposed to be located 50 'from the lake shore where a 75' setback is required. <br />The proposed deck is closer to the lakeshorc, 37'. Both adjacent houses arc approximately 50' <br />from the lakeshorc. City of Orono ordinance requires 75 'from the lakeshore and the D,\R <br />requires a minimum 50 'from the lakeshore. <br />3. Section 10.23, Subd 6 (B): Variances requested to allow encroachment into the 50' front yard <br />setback. <br />Required front setback = 50' <br />Proposed = 9.0' <br />The proposed house meets side yard setbacks. The adjacent houses are located approximately <br />12 ’ and 19 'from the Fast lake Street.
