Hake. Meni)ers <br />Hannah, IXsilap, Van Nest and McDonald. Zoning Administrator, <br />Henr)»^ F. Mi;^lch. Absent: Woolley, K^lestad, Curtin <br />Guthrie and Pesek. <br />Van Nest moved, Hannah seconded, that the Minutes of the <br />Planning Conmission Meeting held Novenfcer 18, 1975, be ap­ <br />proved as amended. Motion, Ayes (5) - Nays (0), <br />Robert Frost requested a variance to construct a new garage <br />23 ft. from the side lot line and 35 ft. from the rear ot <br />line. Although there would be room on the east side of the <br />property, if the area were graded, the west site proposal had <br />an existing driveway. The cqpplication for the tract, consisting <br />of cue acre in a five acre zone, would have met the previous <br />zo^g conditions. Mr. Frost explained that an old shed, in <br />which he stores various ecfuipment, would be tom down inmed- <br />iately after constiuction of the new garage. Van Nest moved, <br />IXnlap seconded, that the Planning Ckminissicjn reconmend to the <br />Council that due to the lot being in existence prior to the <br />rgw zoning and that the petition would have met requirranents <br />a one acre zone, approval of the variance recjuest of Robert <br />riwt be granted, but conditional that Final Approval by the <br />Building Inspector be withheld until the existing shed be <br />tom down. Motion, Ayes (5) - Nays (0). <br />Stephen Helland, representing himself, Dave Davei^rtt and <br />Jms Wagener, presented the Final Plat of 'T)rono Orchards <br />Highlands". It was noted that all the tracts met the two <br />acre reqfuirement but members expressed concern about the old <br />tract lines being shown on the hard shell. Dunlap moved, <br />Hannah seconded, that the Planning Conmission recommend to the <br />Council that the Final Plat of Orono Orchards Highlands be ap­ <br />proved subject to the Engineer's recomnendations and the Paik <br />Dedication Ffee being paid in accordance with forthcoming Fee <br />Amendments. Motion, Ayes (5) - Nays (0). <br />The Zoning Administrator explained the petition of Phillip <br />Dykstra because no one appeared as a representative. The appli­ <br />cation requested subdivision of a 2.22 acre tract near a channel, <br />into two parcels, both of vdiich would exceed the minimum lot width <br />requirement of 140 ft. The Zoning Administrator noted that the <br />tract had been assessed for two units during the 1973 sewer pro­ <br />ject. Both of the properties would require private easements for <br />^^ess to the road and the other for access to the lake. The <br />ling Administrator conmented that the easement to the lake would <br />probably create an additional dock. Due to the area having long, <br />deep lots, the Commission expressed concern as to the public <br />opinion of the possibility of another row of houses in the neigh­ <br />borhood.
