Absent: Woolly and Van <br />Nest <br />IXie to staff involvsment in other wcdc project time re­ <br />quired with 73-1 Sewer assessments, the Zoning Ackninis- <br />txator offered apology to the Planning Ocnmission for <br />not having been able to oonplete the suninarization of <br />information ocnoexning the Cheyenne Land Oonpany re zoning <br />request and Eisinger Landfill Application. <br />e <br />The Planning Ocnmission proceeded to review the request <br />of Hartley LaJoy for a street side property line variance <br />for the oonstructicn of a detached garage. At the site <br />was an existing slab approximated at 20 foot from the <br />road. By this cement slab was a well and if a new slab <br />were required it would necessitate the removal of trees <br />and greenery and cut off the view from tiie house. He <br />stated that there were no objections to the plan by the <br />neighbors. Ihe menbers of the Oomnission, \Atd viewed the <br />property, said that there w^ oonparable garages in the <br />neighborhood. Ihe Zoning AAninistrator noted that Mr. <br />laJoy was having a survey made. The 2qpplicant then pro­ <br />duced tile survey stating that he had just received it. <br />Examination showed that the existing slab was at zero <br />lot line and in conflict with the application presented <br />to the Ocnmission. Due to the survey being in variance <br />with the original request, the matter was tabled until <br />the applicant could si±mit an alternative plan. <br />Mr. & Mrs. James Morava appeared in srqpport of their <br />request for a variance on lot width and lot area for <br />their tract at 910 Dakota Avenue. The parcel is 160 ft <br />wide at the prcp-ised location of the house and has a <br />total area of 31,800 sq. ft. Zoning codes require lots <br />of 200* width and 2 acres in size. Presently at the <br />site is a shed having a concrete slab, about 24' x 14', <br />that they planned to convert into a garage. The appli­ <br />cant has subnitted perculaticn tests are in the <br />hands of the Village Engineer. Mr. Moravi^ noted that <br />all the lots surrounding their property have been built <br />ugcKi and without a varLanoe th^ would be left with an <br />unbuildable but legally platted zesldentied lot. Dunlap <br />moved, Guthrie seconded, that the Plemning Ccmnission <br />reocmmend to the Oouncil the ^prcval of the variance <br />application of James Moravel for 910 Dakota Avenue s\±>- <br />ject to a favorable report from the Vlllcige Engineer <br />concerning the perculaticn test and with the stipula­ <br />tion that the shed located at the site would not be <br />used as a second living quarters.
