rtINUTES OF A REGULAR MEETING HELD AUGUST 20, 1973 <br />Hays â– oved, Guthrie seconded, that the <br />requested variance for the location of a <br />stable be denied, based on the report from <br />Engineer and the letter from the <br />adjoining property owner. Motion, Ayes (8) - Nays (0). * j \ j <br />Page 3 <br />VARIANCE <br />(Continued) <br />Mr. 8 Mrs Rovick requested that a variance <br />be granted from the required IS' side yard <br />setback and a 50' setback from the road right- <br />of-way, Although the area is zoned for IJj acre <br />lots, the lot is only 3/4 acre, and due to its <br />irregular shape, and »^he need to maintain a <br />50 setback from th. ; «r.e, it becomes difficult <br />to design a home without a variance. <br />The Rovick*s architect, Mr. Alexander, informed <br />the Planning Commission that with a minor <br />nodificationp the need for a side yard set* <br />back variance could be eliminated, leaving <br />only a IS* variance from the road setback <br />requirement. <br />The Zoning Administrator informed the Planning <br />Commission members that no final plat had <br />filed for this property, according <br />^ to Village records, although the County did <br />record the division. The Zoning Administrator <br />advised the Planning Commission that they could <br />take action on the requested variance, but they <br />should be aware of this discrepancy. <br />Gasch moved, Guthrie seconded, that upon <br />approval of the division by the Council, a <br />variance for a 3S* setback from the road <br />should be granted, subject to a determination <br />by Mr. Mills regarding the type of s<>wage <br />system that would be adequate of this lot. <br />Motion, Ayes (8) - Nays (0). <br />VARIANCE <br />104S West Ferndale Road <br />Searles moved. Hays seconded that the Followell <br />application for the division of 1.2 acres into <br />two lots be tabled in accordance with Ordinance <br />No. 149 and until the final Village Comprehensive Plan <br />designates this area for either acre or one <br />acre development. Motion, Ayes (8) - Nays (0). <br />DIVISION 8 VARIANCE <br />4641 Tonka View Lane <br />Searles moved. Hays seconded, that the Kermit <br />Knutson request for the creation of seven <br />^.^building sites be tabled pending the receipt <br />t.yof a preliminary plat and comments from the <br />Park Commission.
