€) <br />MINUTES OF A REGULAR MEETING HELD JULY 16, 1975 <br />The Wayzata Country Club is requesting approval <br />of a PRD concept that requires a rezoning from <br />tvo acre lots to half-acre lots and a <br />variance of three units per acre. The petitioner <br />plans to construct 20 townhouses on 8.6 acres, <br />17 of these units and 7.4 of these acres are <br />in Orono. 3.5 acres of the 7.4 acres in Orono <br />are marsh. The land involved in this request <br />is Lot 8, Allo-Rae Terrace and a portion of <br />Parcel 3040, which has been golf course property. <br />Mr. John Goodacre of the Wayzata Country Club <br />explained that the units would be constructed <br />for club members and ownership would be <br />limited to club members only. <br />The Zoning Administrate? suggested to the <br />commission members that it would be within <br />their power to call for a public hearing <br />regarding the rezoning request. <br />Elliott moved. Hays seconded, that a public <br />nearing be called for the August 20, 1973 <br />Planning Commission meeting regarding the <br />request to rezone to half-acre lots. Motion, <br />Ayes (7) - Nays (0). <br />Mr. Johnston submitted a new proposal for <br />Lots 1-6 and 24-29, Block 8, Saga Hill Revised. <br />The new proposal indicated three instead of <br />four lots. A preliminary plat of the property <br />'hows that each lot would oe 38,000 sq. ft. <br />With Mr. Johnston's new proposal, access to the <br />lot would be provided with two driveways--one <br />entering Loma Linda and one entering County <br />Road #151 on the turn. The grade of the drive <br />ways could be reduced to a safe level according <br />to Mr. Johnston by constructing the homes with <br />a split entry. <br />Kullberg moved. Searles seconded, tlut the <br />request be denied until the Village receives <br />Hennepin County's comments concerning Mr. <br />Joanston's most recent proposal, and until <br />accurate lot sizes are provided. Motion, <br />Ayes (1) - Nays (6). Kullberg Aye. <br />Searles moved. Hays seconded, that the Village <br />Zoning Administrator and Engineer present a <br />recommendation regarding the best location of <br />a driveway, (main concern being traffic safety) <br />or driveways, and present this to the next <br />Council meeting. The final plans should also <br />include accurate acreago calculations for each <br />lot. Motion, Ayes (6) - Nays (0).
