o <br />MINUTES OP A REGULAR JIEETING HELD JUNE IR, 1973 <br />Mr. Reese of Reese/Rove Associates, presented <br />to the Planning Comaission a proposal for a <br />160,000 sq. ft. shopping center, a 36*onit <br />apartaent building, 133 townhouses, and a <br />coaaercial area designed for office buildings, <br />etc. The development would occur in stages <br />as it is outlined in Reese/Rova's "Project <br />Indentification". <br />Searles explanined that future planning should <br />include provisions for storm water runoff and <br />pondiiAg. Gasch felt that a potential problem <br />might occur with morning ru.'h hour traffic from <br />the school and housing development and this <br />problem should be considered.' <br />Searles moved, Paurus seconded, that preliminary <br />conceptual approval be granted conditioned on <br />the following factors: <br />1. That the project comply with the soon to be <br />adopted comprehensive plan. <br />2. That sewer will be available at the time of <br />construction. <br />3. An adequate storm water runoff plan is devised. <br />4. That public water would be available. <br />5. The dwelling unit density conforms with <br />Village requirements. <br />6. Adequate provisions are made for traffic <br />movement. <br />7. That adequate fire protection would be <br />available. <br />8. Compliance with any other staff recommendations. <br />Motion, Ayes (6) - Ways (0). <br />Gasch left the Council Chambers at 9:50 P.II. <br />Hr. Armstrong presented a preliminary plat for <br />a portion of Parcel 210, which would create five <br />building sites and a public road constructed to <br />''illage standards. <br />Paurus felt that the staff should investigate the <br />need for easements in case future development might <br />necessitate a continuation of the cul-de*sac or a <br />north-south street in the area. <br />Searles moved, Guthrie seconded, that approval <br />be granted to the preliminary plat for five lots <br />in Parcel 210 conditioned upon the remainder of <br />Parcel 7700, and a perculation test showing <br />adequate septic systems can be constructed on each <br />(Continued) <br />Page 2 <br />REZONING, CONDITIONAL USE, <br />VARIANCE <br />Gagne <br />DIVISION <br />Armstrong
