o MINUTES OP A REGULAR JIEETING HELD JUNE IR, 1973 Mr. Reese of Reese/Rove Associates, presented to the Planning Comaission a proposal for a 160,000 sq. ft. shopping center, a 36*onit apartaent building, 133 townhouses, and a coaaercial area designed for office buildings, etc. The development would occur in stages as it is outlined in Reese/Rova's "Project Indentification". Searles explanined that future planning should include provisions for storm water runoff and pondiiAg. Gasch felt that a potential problem might occur with morning ru.'h hour traffic from the school and housing development and this problem should be considered.' Searles moved, Paurus seconded, that preliminary conceptual approval be granted conditioned on the following factors: 1. That the project comply with the soon to be adopted comprehensive plan. 2. That sewer will be available at the time of construction. 3. An adequate storm water runoff plan is devised. 4. That public water would be available. 5. The dwelling unit density conforms with Village requirements. 6. Adequate provisions are made for traffic movement. 7. That adequate fire protection would be available. 8. Compliance with any other staff recommendations. Motion, Ayes (6) - Ways (0). Gasch left the Council Chambers at 9:50 P.II. Hr. Armstrong presented a preliminary plat for a portion of Parcel 210, which would create five building sites and a public road constructed to ''illage standards. Paurus felt that the staff should investigate the need for easements in case future development might necessitate a continuation of the cul-de*sac or a north-south street in the area.
