Mabusth, Zoning Administrator <br />November 19, 1979 <br />SUBJECT: #526 First National Bank of Navarre, 2465 Shadywood Road <br />PRELIMINARY REVIEW <br />I <br />Zoning District - B>4 and LR**1B <br />Two Lot Plat - <br />B*>4 Lot Area <br />Required - 20,000 s.f. <br />Proposed - 50,000 s.f. <br />LR-IB Lot Area <br />Required - 1 acre <br />Proposed - 4 acres <br />The Planning Commission has had little discussion concerning this sub <br />division application. In the process cf reviewing the bank's commercial <br />site plan, the Council has specified conditions that must be fulfilled <br />in the platting. The following are Council's conditions: <br />1. Wetlands - The wetlands shall include the area below <br />the ^4d' contour line, approximately 1% acres. The City <br />will require a Flowage and Conservation Easement. <br />2. Access - Access to the residential lot will be a 60' <br />width and located at the southeast corner on Kelly Avenue. <br />This entrance and access drive will be excluded from the <br />wetlands. Planning Commission should be aware that the <br />City's wetlands map has designated the 938' contour as the <br />%retland area. <br />3. Landscape easement (see enclosure) will be required over <br />a 10' corridor designated on your plan. The bank is unable <br />to maintain the required 10' buffer zone abutting the <br />residential lot. The parking area will be located 3' from <br />the lot line requiring a 7' variance. The 10' buffer area <br />will be planted and maintained by the bank. <br />Park fee <br />Commercial lot - <br />area) <br />Residential lot <br />$670.00 ($500.00 per acre of gross land <br />- 200.00 <br />Total $870.00 <br />5. Certification of area in each lot, to include the wetlands <br />area in residential lot. <br />Please review your plans handed out at the Planning Commission meeting of <br />October 29, 1979.
