Mabusth, Zoning Administrator <br />DATE:August 31, 1979 <br />SUBJECT: #508 Paul A Scherber Subdivision/Variance <br />1420 Bohns Point Road <br />Zoning District - LR-lB (1-acre minimum) <br />Total Area - 2.7 acres, sewered <br />Subdivision - 2 lot plat <br />SKETCH PLAN REVIEW <br />The applicant proposes dividing 2.7 acres into two lots. The <br />property consists of a main house, guest house and carriage house. <br />Mr. Scherber requests a lot area variance for the lot with the <br />guest house and garage. The existing driveway serving the guest <br />house runs in an east-west direction and ideally a lot line continuing <br />along the southern edge of the driveway would be preferred. I would <br />advise against an area variance. The prop>osed lot line must meet <br />the setback of the accessory structure (10*) and the main house <br />(10* side yard). The preliminary plan must show a defined east-west <br />division line, setback of existing structures, dimensions and area <br />noted. Only the lot with the main house is to have riparian rights. <br />PUBLIC INFORMATION MEETING - OCTOBER 15, 1979 <br />Review of Preliminary Plans - The applicant has complied with the <br />directions of the Planning Commission and submitted a preliminary <br />plan designating the necessary 1 acre area for the northern lot. <br />All existing structures meet the necessary setback for the LR-lB <br />zoning district except for the shed. Applicant must decide if shed <br />is to remain. If it is to remain at that location, the structure <br />will be recognized as a non-conforming use with a zero lot line <br />setback. Staff recommends for approval the subdivision of Paul <br />Scherber subject to the following conditions: <br />1. Only one lot (southern lot) is to have riparian rights. <br />2. A park dedication fee of $400.00 for the newly created residential <br />lot (northern lot). <br />3. Existing accesses to remain - northern lot to deed access easement <br />in favor of southern lot - owner wishes to retain loop driveway. <br />4. If shed is to remain, structure will be designated as a non- <br />conforming use.d
