Drainage <br />The proposed drainage pattern and plan must be reviewed for the <br />following: <br />a) adequate to handle 100 year storm runoff <br />b) filtering device adequate for immediate runoff into <br />designated wetland. <br />c) is retention of water necessary before it runs into main <br />urainage area - no retention facilities designated. <br />d) final elevations show all drainage flowing to the west - <br />City Engineer to review. <br />XI. Applicant must supply the following: <br />1. Site Plan noting necessary changes before Council review: <br />a) change of access <br />b) landscaping plans <br />c) location of loading berth <br />d) changes requested by Planning Commission <br />2.Engineering Information - Supportive Data related to 100 year <br />storm statistics for City Engineer to review. <br />a) need for a retention area <br />b) immediate runoff (quality of water) to wetlands <br />c) can prove no flooding effects on already troubled drainage <br />area further south <br />d) grading on site that will effect natural drainage <br />XII. Permits required <br />1. Minnehaha Creek Watershed District <br />2. Hennepin County Highway Department <br />XIII. Upon Council's final approval: <br />Applicant must legally combine the 200' X 320.36* lot with the rest <br />of the property (see plat map enclosed). <br />XIV. Recommendation <br />Planning Commission deny present application and recommend a rezoning <br />to B>4 with less restricted requirements based on the number of variances <br />involved with the B-1 zoning application.
