, 1 <br />January 16, 1979 <br />Warren Ortenblad <br />3870 Shoreline Drive <br />Conditional Use Permit <br />Page 2 #452 <br />PLANNING COMMISSION MEETING - JANUARY 22, 1979 <br />The Conditional Use Permit application for Warren Ortenblad was withdrawn <br />by Richard Freeborn, Mr, Freeborn announced that the additional building <br />costs involved with construction on this lot forced them to seek an <br />additional use. The use of one of the duplex units as a temporary office <br />space would require a rezoning but the mixing of residential use with <br />commercial is incompatible according to Zoning Code, The applicant <br />will seek commercial property that will allow an office building, <br />STAFF NOTE - MAY 31, 1979 <br />Mr. Ortenblad has asked that his conditional use application for <br />a duplex, originally withdrawn at the January 22, 1979 meeting, <br />be reconsidered. The applicant understands that this structure <br />will be designated for residential use only. The proposed building <br />meets all of the setback requirements for the zoning district <br />aR-lC-l^. <br />Staff recommends approval of the conditional use permit based on <br />the following conditions: <br />1. Lot Area variance of 6% be granted. <br />2. Applicant enter into a Conservation and Flowage Easement <br />agreement with the City. <br />3. Duplex will be for residential use only. <br />4. Review access selected by Hennepin County Highway Department; <br />Staff is concerned with an access on County Road 15. <br />5. Local drainageway be reviewed by Public Works Director. <br />6. City will require a piled foundation for the proposed structure.
