Plan A will afford an additional <br />800 s.f. of retail area that the applicant feels is required to <br />operate at a more efficient level. Plan B, his second choice, <br />will be adequate. <br />Area - required: 20,000 s.f. existing: 35,000 s.f. <br />Width- Required: 100' existing: 175' <br />Setbacks <br />1, Front Yard - required: 35' proposed: 84' <br />2. Rear Yard - required: 35' proposed: 64' Plan B <br />proposed: 44' Plan A <br />• ^ <br />3. Side Yard - required: 15* proposed: 10' right <br />required: 15' proposed: 26' left <br />Staff recommends we require the 15' right side yard <br />setback. There is adequate room to make the adjustment. <br />Landscaping - Buffer Area <br />1. Front Yard - required: 20' proposed: 10' <br />Staff has no problem with the proposed 10'. Policy <br />has been to require only a 10' buffer in Navarre <br />Business District. <br />L
