Zoning Administrator <br />November 3, 1978 <br />0 <br />SUBJECT: #437 Larry Osgood, 365 Willow Drive North <br />Subdivision <br />SKETCH PLAN REVIEW <br />Mr. Osgood proposes dividing 9.9 acres into a four lot <br />subdivision. All lots meet the zoning requirements for the <br />district (RR-IB). The existing building meets all setback <br />reqviirements from newly created division lines. Mr. Osgood <br />has fumished a septic report for Lot B, but we will require <br />testing for Lots C and D, the septic inspector will inspect <br />the existing system on Lot A. <br />The ac.!ess road serving plat is located at the edge of a <br />designated wetland along southern property line. The pre <br />liminary plans should designate distance from road to <br />wetland. A northern access would be out of the question <br />because of the bridge approach and factor of zero visibility <br />to north. <br />PLANNING COMMISSION MEETING - NOVEMBER 13, 1978 <br />Mr, Osgood was advised to consult with staff concerning t*'e eligibility <br />of the property for a metes and bounds division, <br />STAFF NOTES - NOVEMBER 16, 1978 <br />Mr, Osgood was advised that to qualify for a metes and bounds division <br />he would have to divide the property into two lots of five acres. <br />He informed staff that he planned on deeding his son a two acre parcel <br />only, Mr, Osgood will proceed with his original plan of platting a <br />four lot division, <br />STAFF NOTE - MAY 15, 1979 <br />I <br />Mr. Osgood will continue with a three lot division because of poor <br />septic test results for original Lot 4. He will combine Lots 3 & 4. <br />Lot 2 will use a temporary access through Lot 1. When the third <br />building permit is Issued the access road must be constructed. Note <br />the 50' corridor platted for Lot 3, Lot 2 is effectively land locked <br />with this arrangement. The road must be platted as an outlet. <br />We have set a Public Information Meeting for June 11, 1979. Please <br />review the septic inspector's report.
