The proposed <br />private roadway consists of less than 31,000 sq. ft. <br />The areas of the lots are indicated in square feet. <br />They all exceed the minimum area requirement. <br />The dwellings can all be located to meet the <br />required lot width and setback requirements. <br />I have also informed Mr, \Jear of the procedures <br />and time span for approval of both the preliminary <br />and final plat. I also told him about the mylars <br />and hardshells and the park dedication fee ($250 <br />per lot - 4 lots) and the possibility of City <br />easements over roadway. <br />Public Hearing - February 7,.1977 <br />William Wear and several interested parties were <br />present. The Planning Commission recommended <br />approval of the proposed preliminary plat as all <br />four proposed lots and private road would meet <br />minimum zoning standards. Approval was recominended <br />on the condition that the final plat indicate the <br />following as requested by the City Engineer: <br />#47 -a <br />1. <br />2. <br />The northerly 1/4 of the site drains toward <br />Watertown Road and the southerly 3/4 to the <br />southeast to an existing drainage swale. <br />Th® street section proposed is 24* wide with <br />a surface of 6" of Class 5 gravel. If this <br />is to be a private road, the section is <br />satisfactory; however, the proposed street <br />does not meet the requirements for a City <br />street. <br />/yvi <br />‘ ^ <br />(Continued)
