Zoning Administrator <br />DATE;February 13, 1979 <br />SUBJECT; #457 H. R. Johnston, 925 Willow Drive South <br />Subdivision <br />SKETCH PLAN REVIEW - Fred Herfurth. Representative <br />Mr, Johnston proposes dividing a 10+ acre parcel, located on the <br />west side of Willow (Nl/2, Section 10), into three lots. Each <br />lot meets the 2-acre (87,120 s,f,) minimum requirement for the <br />RR-IB district, Mr, Herfurth advises that the lot area calculations <br />are exclusive of the designated wetlands. It is Impossible to <br />determine if any other variances are required as lot dimensions <br />have not been recorded. <br />Access -the access road will be a 50* width designated as an <br />outlet on plat. The location of the access will be <br />where the existing private driveway is located. This <br />plat access will be reviewed by the City Engineer, The <br />16' access easement running through Lot B, serving the <br />Hendel parcel to the west, will be vacated. This section <br />of access easement will be replaced by the more southerly <br />located Outlet B. The 16* access easement through Lot C <br />will remain. <br />PLANNING COMMISSION MEETING - FEBRUARY 26, 1979 <br />Planning Commission gave conceptual approval to the proposed three <br />lot division, but noted that the road easement through Lot C must <br />be 26' from wetland. Planning Commission also asked that a lot line <br />consideration be made for detached garage on Lot A - must be 10' from <br />side lot line, A variance will have to be given for the front yard <br />because the road outlot cannot be moved with the wetland density to <br />the west and north. <br />->S'
