Mabusth, Zoning Administrator <br />#447 <br />April 5, 1979 <br />SUBJECT: #447 Hussman Investment Company <br />3660 Shoreline Drive - P.R.D, <br />WORK SESSION - APRIL 9, 1979 <br />The applicant presents a P.R.D. proposal of 28 units following <br />the standards for the existing zoning district (LR-lC-1). Please <br />review original five page memo for background. The plat road <br />will service 24 units and 4 single family units will be served by <br />Blaine Avenue. The developer feels this corridor of single family <br />lots will be an excellent buffer for neighborhood to the east. <br />We have asked for an additional 15' right-of-way for Blaine Avenue. <br />The access road is 60' wide at entrance but becomes 50' in approximately <br />50', Remember with a P.R.D. the road easement is not subtracted from <br />total area. <br />Ordinances pertinent to application; <br />34.620 Conditional Use Permit for P.R.D. <br />34.621 Additional Permitted Use <br />37.015 Density Limitations <br />Lot Configuration: <br />All structures appear to meet the requirements of the zoning <br />district. Surveyor has not designated setbacks for structures. <br />Lot 14 may have a rear yard setback problem.
