He failed to do so in March, 1976 when he purchased <br />the property and has been in violatioi of the Zoning Code for the past <br />two years. The applicant states that he was not aware of the effects <br />of the discontinuance in the original non-conforming use and has only <br />recently been made aware of the Zoning violation, be claims his operation <br />has brought only good to the immediate neighboihood, but the developers <br />of Lafayette Ridge contend to differ. Staff has explained that an <br />industrial use of land is not permitted in a residential district <br />(Ordinance No. 34.520) and that once Mr. Watschke's auto repair business, <br />a legal non-conforming use, ceased to exist, then that property could <br />only be for residential use (Ordinance No. 31.101). Please read the <br />enclosed material for the necessary background information. <br />Staff Recommendation: <br />Work Session should consider the following: <br />1.
