r ^ n : <br />L ^ <br />o <br />J ^ I <br />MINUTES OF A PLANNING COMMISSION MEETING HELD ON JULY 23, 1979 <br />PAGE 4 <br />Adams moved to recommend approval of the Conditional <br />Use Permit based on the retail/office space footage <br />shown and 39 parking spaces subject to; <br />1) <br />2) <br />Developer to obtain permit from M.C.W.D. <br />Developer to obtain permit from Hennepin County <br />Highway Department for work within right-of-way. <br />Staff approval of landscaping plans similar to <br />those reviewed by the Planning Commission. <br />Staff approval of signage consistent with the <br />ordinances. <br />5) Approval of drainage proposal for this, property <br />and working out with Hennepin County the <br />drainage problems. <br />6) Shared access to west with gas station (13' <br />either side). <br />Motion seconded by Jabbour. Vote: Ayes (6), <br />Vacated Seat (1), Nays (0). Motion passed. <br />Polly Patch represented the applicant. It was <br />questioned whether or not a Flowage and Conservation <br />^sement would be necessary with this subdivision. <br />Staff will check into this before the next meeting. <br />Planning Commission gave conceptual approval and <br />noted that a Public Information Meeting will be <br />held on August 13, 1979. <br />Mr. Pearce was present. The majority of the <br />discussion was regarding the applicant's wish to <br />use a metes and bounds division even though the <br />subdivision includes a private roadway and a <br />residential structure does not lie within subject <br />property which indicates the need for formal <br />platting. Septic testing will be required for <br />the 10-acre lot due to the amount of wetlands <br />involved. The septic inspector does not see <br />a problem with the slope.
