m MINUTES OF A PLANNING COMMISSION MEETING HELD ON NOVEMBER 3, 1980 - PAGE 4 <br />Staff questioned if navigability had any bearing <br />on shoreline credit. Planning Coimnission stated <br />that some of the shoreline credited on the Tanager <br />Lake side for the Green Trees Plat was not <br />navigable. Staff stated that a dock of 100' or <br />more could have been constructed in the questionable <br />area and become accessible to boats. <br />Planning Commission all agreed that the lagoon <br />shoreline can be applied for riparian credit and <br />they advised the application that this can be <br />achieved by a walkway easement not to exceed 10' <br />in width and both lots to share a dock with each <br />lot allowed a maximum of 2 boats either moored or <br />stored. Planning Commission advised Hepp that <br />they would be prepared to act on his 2 lot riparian <br />plat at their November 17, 1980 meeting. <br />O <br />Gary Lindgren was present. Lindgren proposes a <br />plat of two lots from a total of 20 acres. Staff <br />advised that septic testing for the two lots would <br />be required because of the marginal soils and <br />extensive wetlands. Staff advised that a Public <br />Information Meeting would be scheduled for <br />December 1, 1980. <br />The applicant was not present. Frahm moved to <br />table the application. Motion seconded by <br />Goetten. Vote: Ayes (4), Nays (0). Motion <br />passed unanimously. <br />Jabbour moved to table the final subdivision <br />approval pending resolution of the following <br />concerns: <br />1.Original application was based on two lot <br />subdivision; this division contains three lots. <br />2.Proposed road is not acceptable for a three lot <br />plat - a cul-de-sac should be provided at three <br />lot density. <br />3.Park fee is not accurate for a three lot plat; <br />two newly created lots require $200.00 ($100.00 <br />for each 5+ acre lot). Park fee as presented <br />only $100.00. <br />Motion seconded by Frahm. Vote <br />Motion passed unanimously. <br />Ayes (4), Nays (0), <br />BRUCE HEPP <br />2605 W.
