m <br />^ a <br />O <br />MINUTES OF A PLANNING COMMISSION MEETING HELD ON JANUARY 14, 1980 <br />PAGE 2 <br />Gaffron's memo reviewed the following limitations: <br />1) size of lot; 2) well location; 3)severe slope <br />in only suitable drainfield area, and 4) heavy clay <br />soils that after testing may require a mound system. <br />Mabusth noted for the record that the addition <br />would also require the following setback variances: <br />1) side yard variance of 5' and 2) rear yard variance <br />of 22'. <br />STEVE CURREN <br />110 Orono Orchard Rd. <br />VARIANCE <br />(#533) Continued <br />The Chairman advised the applicant to consult with <br />staff concerning the required septic testing and <br />advised staff to review and reschedule the application <br />in consideration of the time concerns of Mr. Curren..'.V :• <br />Hannah moved to table the application until the <br />appropriate testing had been undertaken and reviewed <br />by the septic inspector. Motion seconded by Jabbour. <br />Vote: Ayes (7), Nays (0). Motion passed unanimously. <br />Mr. Hendrickson was present. Mabusth reviewed the <br />need for the variance. The construction of the <br />12* X 30' addition connecting two existing garages <br />produced one structure of 2,160 s.f. Ordinance <br />allows a maximum size of 1,000 s.f. for an accessory <br />structure. Mr. Hendrickson explained that the <br />addition is his workshop and the two garages are <br />used by his son for hobby use - antique car collection. <br />The applicant explained that if this structure, work <br />shop, was built in another location, it would have <br />required the removal of several mature evergreens. <br />E. HENDRICKSON <br />525 North Ferndale <br />VARIANCE <br />(#534) <br />Jabbour questioned whether the City had the right <br />to grant a variance to the Uniform Building Code <br />if that Code requires frost footings for a structure <br />of 1,000 s.f. or more. He noted the addition and <br />the 840 s.f. garage, all slab construction totaled <br />more than 1,000 s.f. He cautioned the applicant <br />that the repair costs quoted to him by staff could <br />be much higher. <br />Jabbour moved to grant the variance application <br />of E. S. Hendrickson based on the following hardships <br />and findings: <br />1.Prevent needless removal of mature evergreen <br />trees - in keeping with current aesthetics of <br />the lot. * <br />2. <br />3. <br />Neighbors were not against existing structure. <br />Neighbors would be against an additional <br />structure on the lot. <br />\ <br />1 <br />a
