Scherber <br />The applicant proposes dividing 2.7 acres into <br />two lots. The property consists of a main house, <br />guest house and carriage house (garage). All <br />existing buildings meet the necessary setbacks <br />e;<cept for one shed that must be removed by final <br />approval. Neighbor's house to the south runs 5' <br />over the property line. Existing curb cuts will <br />remain. The access easement of 25' running along <br />the northern lot line was discussed by +-he neighbors <br />They wanted to be assured that the plat will not <br />interfere with this easement. The applicant will <br />furnish proof of the 25’ easement in the recorded <br />title. Lot 2 will have riparian rights only. <br />Planning Commission moved to approve the preliminary <br />subdivision application of Paul h. .Scherber, subiect <br />to tlie following conditions: <br />1. Park dedication fee of $100 for the newly created <br />residential lot (Lot 1). <br />2.
