Please review <br />the following section of the Ordinance No. 34.029: <br />34.029. Duplex Credit. One duplex may be located on <br />a single lot as a conditional use upon application <br />therefor provided that public sanitary sewer service <br />is available, and the lot is adjacent to a commercial <br />or industrial district, and the duplex is constructed <br />within 200 feet of the commercial or industrial dis-> <br />trict. A duplex is defined as a two-family unit reri- <br />dential building. <br />The two duplexes are located within 200* of the commercial district. <br />Property is located within the LR-IB zoning district requiring 1 acre <br />minimum lots. LOt 1, Navarre Cove, has 62,000 s.f. and Lot 2, Navarre <br />Cove, has 47,000 s.f. A PRD application in which a zero lot line will <br />create four owner-independent-residential units maintaining the required <br />open space area credited to each duplex will maintain the integrity of <br />the Code.
