The area and width are not within 80% of the <br />minimum requirements and therefore council approval <br />of a variance is needed before a single family <br />dwelling can be constructed thereon. <br />3. The lot is isolated from other undeveloped <br />land. It is surrounded on all sides by lakeshore or <br />lots containing existing single family dwellings. <br />a. The lot is therefore unique and the general <br />conditions of the lot are peculiar to such property <br />4.
