Decision <br />based upon: <br />1. Staff or consultant findings and comments. <br />2. Fajts brought out in public hearings. <br />3. Physical inspection of property in question <br />by members of the planning commission. <br />The following items should be considered in <br />reachirig a decision: <br />• Is there a public need for additional land <br />space to be zoned to the class requested? <br />• If there Is a public need for additional land <br />to be zoned as requested, should the rezoning <br />be done in areas requested, or would the <br />public Interest be better served if the rezoning <br />were done in other areas of the city? <br />• Would the granting of the rezoning request <br />conform to the presently accepted future land <br />use plans for the city as well as present land <br />uses? <br />Would the granting of the rezoning request <br />adversely affect property values of adjacent <br />landowners to an unreasonable degree? <br />Would the granting of the request impose <br />other undue hardship on adjacent landowners <br />such as noise, electrical display signs, odors, <br />or other nuisances? <br />If the request was granted, would the neces­ <br />sary utilities be .available to serve the purpose <br />intended? <br />If the request was granted, what additional <br />public services would be required? <br />Could the planning commission suggest an <br />alternate area for use that would eliminate <br />the necessity for rezoning? <br />Was there an error or oversight in preparing <br />the original zoning map which indicates that <br />this zoning should have been included at that <br />time? <br />Is this change really needed by the public, or <br />is it merely a convenience to the owner?
