O <br />© <br />PLANNING COMMISSION MINUTES OF FEBRUARY 2, 1981 <br />The Planning Commission met on the above date. The <br />following members were present: Chairman Hammerel, <br />Adcims, Goetten, Jabbour, McDonald and Rovegno. <br />Mabusth represented the City staff. <br />Muehlburg and Arnott were present. There was no <br />one in the audience to address chis application. <br />Richard Hassel, developer of Lafayette Ridge, cal <br />led for information on the proposal and stated that <br />the project had many merits. He realized the tri <br />plex application could not possibly meet ordinance <br />requirements but felt the City must deal with the <br />existing structure and lot. <br />The applicants noted again for the record that the <br />single, abutting property owner would not sell the <br />additional land required to meet the area require <br />ment. <br />Rovegno questioned the location of the fuel tanks. <br />Staff advised that the refueling station nas been <br />there for years. The Company leases the site. <br />Revegno was concerned with the nearness, some 20 <br />feet, to residential structure. He questioned <br />what other uses could be made of the existing <br />structure. Staff advised that Council through a <br />deed restriction filed against the property would <br />permit only a residential use. <br />Adcuns asked why the property could not be developed <br />within the standards of the existing ordinance? <br />Arnott stated that a single or duplex would not ut- <br />lize potential of building and that the costs related <br />to initial sale and reconstruction costs require at <br />minimum 3 units to make project pay. <br />Jabbour feels a 3 unit PRD too cunbitious for a .25 <br />acre lot aiid noted that the applicant's claim of <br />financial hardship is not acceptable.
