Winters, 4100 Sixth Avenue North (1355 <br />Shoreline Drive) Approximately 95 acres including <br />much wetland. Includes all of parcels 2500, 3500, <br />4510 and 4520. Includes part of parcels 1185, 1525 <br />and 1530. Access is via a new driveway thru parcel <br />1525 built under authority of a Hennepin County <br />permit issued May 15, 1981. This entire parcel <br />will be combined into one tax parcel/building site <br />for Winter's home. The home is being built on <br />high ground near the center of parcel 3500. Septic <br />testing has been approved tor a mound system with <br />additional testing likely to allow a standard <br />system. <br />Building Permit 4532 was issued June 23, 1981, to <br />allow construction of the house to proceed during <br />this subdivision review because these are separate <br />existing parcels and because there are no lot area, <br />septic or setback concerns. Issuance of the permit <br />was conditioned upon completion of this subdivision <br />before occupancy because there is no legal access <br />to parcel 3500 until combination with part of sever <br />al other parcels is completed. <br />Building Permit 4534 was also issued June 23, 1981, <br />for the new pole barn erected on the property. It <br />will be used for horses when the home is occupied. <br />This lot could obviously be redivided at a later <br />date into additional building sites under separate <br />subdivision applications. This is not the current <br />intent. <br />John Peters, 4220 Sixth Avenue North <br />Final result is one residential lot of about 12.65 <br />acres made up of the following parts: <br />a) The existing Peters residential lot: 3.01 acres <br />b) Part of parcels 1525 & 1530 : 4.47 acres <br />c) Part of parcel 1185 : 5.17 acres <br />This lot would contain Peters existing residence <br />plus a pole barn existing on parcel 1185. Addition <br />of parts (b) and (c) will make Peters residential <br />lot fully conforming with all RR-IA standards. <br />combination of parts (a) and (b) is required because <br />both parts are less than the 5 acre minimum in the <br />RR-lA district. Combination of part (c) is optional <br />because it exceeds 5 acres and 300 feet in v/idth <br />and it has separate access to County Road 6 <br />Combination of all 3 parts is intended to as <br />part of this application.
