JAfter all the nuDixc were given <br />opportunity to be heard, the" nearing was closed* <br />The Chairman called to order the regular Meeting of tJie Plan <br />ning Conmission at 8:10 P.M. <br />Hannah moved, Dunlap seconded, that the Minutes of the <br />Plaiminp Coraaission fbeting held iXpril 5, 1976 be approved. <br />Motion, Ayes (6) - Nays (0). <br />The Conmission proceeded to discuss the rezwiing application <br />of the Kelly Avenue Molding Cenpany to doivn cone the 20' x <br />500* strip of commercial 3-3 area vdthin their residentially <br />zoned tract. Van Nest felt that the City would receive no <br />benefit by leaving it ccmnercial and Pesek agreed, feeling <br />that if it remained cccwnercial it could be m^e into a park <br />ing lot or similar use at a future tine. ?*r. Everett <br />Schroeder objected, stating that the present ICeaveny Drug <br />parking lot blacktop was extending into the residential area <br />and the rezoning would only give a benefit to them and not <br />the City. The menfcers felt tliat this was not the situation <br />but requested staff to verify the matter. Mr. Ludwauf <br />of the Kelly Avenue Holding Company stated to fir. Schroeder <br />that it was more of a benefit to them to leave the commercial <br />area status quo in order for them to have better position <br />regarding the zoning provision requiring duplexes to be within <br />200 ft. of the conmercial area. However, their purpose for <br />the rezoning was to provide a better buffer area from the <br />business district. Van Nest moved, Hosfield seconded, that <br />the rezoning application of the Kelly Avenue flolding Company <br />be tabled until their next regular meeting in order that <br />exact infoxmation regarding encumbrances on the property be <br />clarified, flotion. Ayes (6) - Nays (0). <br />Van Nest moved, Pesek seconded, that the Planning Commission <br />recGomend to the Council conceptual approval of the sub <br />division request of the Kelly Avenue Holding Company, but <br />that Lot 2 not be considered buildable until the cottage <br />is removed, ^totion, Ayes (5) - Nays (0) - Abstain (1) <br />IXnlap. <br />Hannah moved. Van Nest seconded, that the Planning Conmission <br />recommend to the Council that the City vacate a four foot <br />STRIP OF Hill Street lying adjacent to the entire extension <br />of the A. T.
