» <br />\ <br />A RESOLUTION APPROVING THE PLAT OF <br />RINSERSWOOD <br />WHEREAS, the City of Orono is a municipal corporation organized <br />and existing under the laws of the State of Minnesota; and <br />WHEREAS, the City Council of the City of Orono has adopted <br />subdivision regulations for the orderly, economic and safe development <br />of land within the City; and <br />WHEREAS, the City Council has considered the application for <br />a subdivision plat by The Lyman Corporation, a Minnesota Corporation, <br />the subdivider; and <br />WHEREAS, the subdivision has been approved as meeting all <br />standards of the RR-lB zoning district finding that each lot is of a <br />size and configuration that will allow its use as a single family <br />residence to be located without the need of any setback variances; and <br />WHEREAS, the City Council has found Outlot A to meet all <br />current lot standards of the RR-lB zoning district for a residential <br />lot in the rural service area. The subdivider is advised that if <br />Outlot A is developed in the future, such development must meet all <br />zoning and Comprehensive Management Plan requirements at that time <br />and that the City Council has no current intent to allow now or in <br />the future any type of development except existing 2 acre unit, unsewered, <br />rural residential land use; and <br />WHEREAS, the subdivider has completed all requirements of <br />the platting regulations of the City, including: <br />1) Dedication on the plat of drainage and utility easements. <br />2) Dedication on the plat ot rights of way for public streets <br />and roads, shown as U.S. Highway N^amber 12, Willow Drive, <br />The subdivider has dedicated to the City a road and utility <br />easement granting to the City temporary access, improvement <br />and utility easement over that portion of the cul de sac <br />not included in the dedicated right of way of <br />Dedication to the City of a Flowage and Conservation Easement <br />providing for limitations on the use of wetlands and/or <br />drainageways described therein and shown on the plat as <br />"drainage easements”. <br />1 of 2
