Leaving the layout as proposed does not ma)ce <br />good use of the dry buildable land on Outlet <br />A, and it leaves this area open to future <br />commercial development pressures no matter <br />how the ownership is arranged. <br />b.) The best solution is to use up or plat the <br />Outlot A area now, either by extending lot lines, <br />spreading units or even allowing a few additional <br />units. <br />c.) The "Park ” area should be redesignated as <br />an Outlot. <br />IV. DRAINAGE AND GRADING <br />The grading and drainage plan shows extensive wor)c <br />required to accommodate any development, especially <br />on the Theater site. All site drainage will be directed, <br />as now, to the existing wetland which will be utilized <br />as a retention pond. <br />1.Drainage plans and calculations must be approved <br />by the City Engineer and MCWD. MCWD staff have <br />done a preliminary review per their 4-13-82 letter. <br />Some outlet changes may be required. <br />2.There are some existing drainage problems along <br />the railroad trac)c and Northern Avenue which may <br />be able to be improved along with the wor)c in <br />this plat. <br />3. Drainage Conclusions <br />Other Than standard engineering reviews and standard <br />construction practices and requirements, there <br />should be no drainage problems or issues with <br />this proposal.
