Rd. 15 (in a very poor location). <br />This direct access would beg commercial use which is <br />contrary to the zoning and CMP intent. <br />£.) Options include: <br />1. Replatting as residential now, spreading the <br />Scune 48 unit density (allows increased lot sizes). <br />2. P.eplatting as residential now, allowing 1-4 <br />additional units to offset increased development <br />costs for additional road and utilities. <br />3. Extend adjoining lot lines thru O.L. A to <br />make several very large lots <br />4. Leave as proposed with 1/48 ownership interest <br />and open space easement to City. <br />5. Dedicate to City. <br />3. "Park" Wetland Area <br />This area encloses the designated wetland and flood <br />plain area. This is a critical drainage area identified <br />in our surface water management plan and flood plain <br />ordinance. <br />a.) The regulatory flood plain elevation is 936. <br />No filling can occur below this line without a <br />variance and a CUP. The minimum first floor <br />elevation of nearby structures is 937. <br />b.) Proposed lots 15 and 16 do slightly encroach on <br />the 936 flood plain elevation. <br />c.) There is some dry land along the northwest and <br />east sides of the "Park". <br />d.) The "Park" designation comes from the developer's <br />hope to dedicate this land to the City in lieu <br />of or as partial park dedication. Actual park <br />use is unlikely because of the wetlands. <br />e.) The wetland will be used as the required retention <br />pond for the development. <br />f.) Options include: <br />1. Leave as an Outlot with 1/48 ownership interest <br />and openspace/flowage easement to City. <br />2. Dedicate to City for drainage purposes
