Hartzell, 2987 Casco Point Road <br />Work Session <br />Zoning District - IiR-lC <br />Area - 2.07 acres <br />Application - subdivision - plat - work session <br />Plan A - 3 lot plat « 1 additional unit <br />Plan B - 4 lot plat - 2 additional units <br />General Comments <br />The subject property consists of 5 separate tax parcels. <br />One parcel is owned by a James Hartzell (20-117-23 31 0044) <br />and the other 4 separate parcels are owned by Robert B. Hartzell <br />(20-117-23 34 0013, 0014, 0015 and 0016). Review plat map. <br />Each plan will Involve the granting of variances, clearly <br />one plan will require less variances. <br />Will the Planning Conriisslon approve a subdivision that <br />requires variances to lot standards. <br />Sewer is available to the site and the capacity of that <br />line will permit additional \inits. The City will require <br />dedication of right-of-way for Casco Point Road as shown <br />on both plat plans. The applicant asks that Planning Commission <br />review each plan and to select the most acceptable. A pxiblic <br />hearing will be scheduled for November 15, 1982. <br />Review of Plan A - 3 lot plat -Increase of 1 additional re­ <br />sidential unit. <br />Lots 2 and 3 meet the required lot width but Lot 1 will <br />require a lot width variance at the lakeshore (required = 100', <br />proposed 57', variance = 43'). Lot widths along the public <br />road all meet the required 100'. <br />All lot areas satisfy the area requirements of 21,780 <br />square feet.
