The two bedroom house given percolation results <br />would require 600 sf but remember there is no room for an alternate <br />site if this one fails. Applicant should be placed on notice <br />that all future expansion must be limited to non bedroom and <br />required non bathroom additions. <br />I have redone a survey submitted by Coffin for this review that <br />reflects a true metes 6 bounds subdiv:.sion (Exhibit D). In <br />reality, we are creating 4 parcels. If we alter the descriptions <br />of Lots 11 & 12 by creating two smaller parcels than we also create <br />legal descriptions for the renuiiniAg larger parcels. The plat <br />would have merely rearranged Lots 11 ( 12 by the realigned shared <br />lot line (Exhibit D line E>P). <br />.1 <br />Staff Recommendation <br />. >To approve the metes and bounds division of Douglas Aabel for <br />a lot line rearrangement based on findings cited above and subject <br />to the following conditions: <br />1 - Ovmer of homestead lot. Parcel A, must combine said lot <br />with Parcel C. <br />2 - Owner of homestead lot.
