Krogness” <br />CSAH 146 NW Quadrant Luce Line Trail Corridor <br />Section 3* Township 117* Range 23 <br />Hennepin County Plat No. 1031 <br />Review and Recommendations <br />Minnesota Statutes 505.02 and 505.03, Plats and Surveys, require County review <br />of proposed plats abutting County roads. He reviewed the above plat and found <br />It acceptable with consideration of these conditions: <br />■For future Improvements to CSAH 146 the developer should dedicate an additional <br />7 feet of right of way making the right of way 40 feet from the center of CSAH 146. <br />•Although the access spacing Is very close Hennepin County will allow a direct <br />access from Lot 1 to CSAH 146. With the steep back slope, grading must be done <br />and all overhanging branches trlmned to keep sight distance open. <br />•Any new access to a county road requires an approved Hennepin County entrance <br />pemlt before beginning any construction. See our Traffic Division for entrance <br />penalt forms. <br />•All proposed construction within County right of way requires an approved utility <br />permit prior to beginning construction. This Includes, but Is not limited to, <br />drainage and utility construction, trail development, and landscaping.
