It was made <br />clear to the applicant at the time of the formal withdrawl of <br />application #671 that in light of the traffic concerns raised <br />during that review; the plat road could no longer access onto <br />Shoreline. Access for 24 unit PRD is limited to Blaine aligning <br />with Livingston to the east. The plat road (East-West section) <br />will be an extension of Livingston with platted access to west <br />for future development of western properties. <br />The lots appear to all have a minimum of 50' frontage along the <br />public street except for Lots on cul de sac. Lots 8 and 9 are <br />allowed access only via the plat road - no direct access onto <br />Shoreline. Lots 7, 8, 9 and 10 are all over a % acre and could <br />conceivably be combined| given LR-lC-1 special density credit <br />with another lot or lots to create additional units. Remember <br />the 24 units are approved on basis of total 9.26 acres. Planning <br />Commission should address this issue. <br />The proposed density ratio for the LR-lC-1 zoning district is <br />well within the required limits. <br />allowed - 3 units per acre <br />proposed - 2.6 units per acre <br />The hardcover also appears well within the maximum allowed 35% <br />500' - 1000' from lakeshore as follows: <br />allowed - 141,187 sf or 35% <br />proposed - 65,972 sf or 16%
