(if it was assumed that <br />the total lot area was 10 acres of which 2 were wetland, and if <br />3 acres x 10 acres » 30 units plus a second credit of 3 acres x <br />2 wetlands = 6 units; then 30-f6 35 units arrived at because: <br />1) the total area was a high estimate; 2) the wetland area was <br />a low estimate; and 3) the wetland credit was applied twice). <br />Regardless, there is an 8 unit difference. <br />In addition to the difference in units allowable on the Tonka <br />land, Schlee has spread the total units over the entire property, <br />in effect granting the Theater property some of the density credit <br />allowed Tonka by terms of the stipulation. In this regard, I <br />feel that it is proper to even out the density over the whole <br />project for best, most uniform appearance.
