There o*'® <br />access onto County Road 15 at the location previously approved. <br />There is no vehicular connecti*. si to Blaine Avenue. <br />Streets are intended to be dedicated public, paved 30' wide within <br />50' right of way. This is consistent with the previous applications <br />and with Community Management Plan policy for this . <br />dwellings in the urban area. For new streets such as this. Public <br />Works, Engineering and Planning all call for concrete curb and <br />gutter section as required in the previous application. <br />Additional right of way dedications were (are going to be) required <br />on Blaine Avenue (15') and County Road 15 (7'). <br />All properties would be served by developer installed extensions <br />of municipal sewer and water mains. Since the lateral cost is <br />to be borne by the developer# additional assessment amounts . n <br />the previous applications were calculated on a unit basis only. <br />Hater extension is no problem provided a loop is . <br />provided flush-out hydrants are located on any deadends (allowed <br />onlv where future extensions may take off). Fire hydrants must <br />Kiocated on corners and at intervals not to exceed 400 . <br />Sewer laterals must be located on the street centerline and must <br />be straight sections, no curved sewers allowed. ISSUE: Downstream <br />sewer lift station capacity must be evaluated prior to approval, <br />especially if all units are to be built at one time. City and/or <br />MMCC interceptor capacity may have limited peak flow <br />In previous applications, 24 units were approved but this proposal <br />is for 2>i times that number. <br />The previous application had some open space around a retention <br />pond that is not available here. The Park Commission recommended <br />no additional park land needed then account only 24 units and <br />Daniels neighborhood park closeby. The Park Commission should <br />again review this proposal because of the increased number of <br />units. At least a walkway should be provided between the east <br />cul de sac and Blaine Avenue, as before.
