MINUTES OF A PLANNING CatllSSICN hEETING fELD JUNE 6, 1977 - PAGE 3 <br />50 P.M. <br />ORATION <br />^ ROAD <br />IVE <br />UNARY) I <br />Si <br />J: <br />The Planning Comnission continued to discuss this proposal. <br />Their general feeling was that there were no real problems <br />with this subdivision. <br />*esek moved, Hassel seconded, to recommend preliminary <br />approval with the follo^^g provisions: <br />Property line between Tract B § C be moved. <br />The buildings that are in disrepair be tom down prior <br />to final approval. <br />County access approval to Tract B. <br />No new access points to Tracts A or C. <br />Septic system evaluation on Tract B if the applicant <br />chooses not to connect to the sewer. <br />Paiment of a Paric Dedication Fee. <br />Motion - Ayes (7), Nays (0). <br />The Planning Commission continued discussion concerning <br />this matter. They were concerned about the width of the <br />public road, lakeshore access and payment of a park <br />dedication fee for the previous subdivison in 1975, along <br />with the Appropriate fee for the current proposal. <br />./ Dunlap moved, Pesek seconded, to reconmend preliminary <br />approval of the subdivision conditioned on the following: <br />Each parcel at *-.ast 200 ft. wide and 2 acres in size. <br />Access to east parcel at least 30 ft. in width. <br />Dedication of 17 ft. additional right of way along <br />North Arm Lane (or applicant's ability to negotiate <br />with the neighbor across the street so that the <br />additional right of way requirements can be shared by <br />all affected properties). <br />One riparian lot only. <br />Septic system testing for the eastern parcel. <br />Payment of park dedication fees - current proposal <br />and subdivision in 1975. <br />Motion - Ayes (7), Nays (0). <br />Asst. Zoning Administrator stated that a variance is <br />requested for a detached garage. This is a special <br />situation due to the location of the existing platted <br />road and buildings. Proposed location of the garage so <br />close to the house was necessary in order to avoid removal <br />of a large tree. The large hill across the driveway <br />prevents locating it there as extensive excavation would <br />be required. The Asst. Zoning Administrator also commented <br />that this is one parcel now witii two dwellings and has <br />been for the past 40 years. <br />. Moran was present. Commission discussed proposal with <br />Applicant had submitted a letter of approval from <br />adjacent property owner most affected.
