Final plat meets all the require­ <br />ments. Conmission again reminded Mr. Kobs that any <br />A^ure division of the larger lot would result in only <br />lakeshore lot. <br />McDonald moved, Guthrie seconded, to recommend approval <br />of the final plat subject to the Park Dedication Fee and <br />with the understanding that any future subdivision of <br />the larger lot would result in only one lakeshore lot. <br />Motion - Ayes (5), Nays (0). <br />A Public Hearing was scheduled for ^fonday, June 6, 1977, <br />at 7:45 p.m. <br />fk <br />The Planning Conmission took action on the following <br />work session item: <br />Pandy Fredrickson was present. He is requesting approval <br />for an addition to his existing home. A1 Olson stated <br />that work had been started on this project and that a <br />stop work order had been placed. Mr. Fredrickson siibmitted <br />a letter of approval from neighbors Gustafson and Terp. <br />When asked about the status of his septic system, Mr. <br />/^drickson responded that it was functioning properly, <br />'^t he had no idea vhiidea what kind of system it wee. <br />Guthrie moved, Hosfield seconded, to leconmend approval <br />on the basis that no other land is available, written <br />letter of i^roval from neighbors idiidi was presented <br />by the applicant,-addition would not require any setback-** <br />variances. Motion - Ayes-(5), Nays (0). • <br />Because this was approved as a work session item, surround­ <br />ing property owners will be notified of the Council meeting. <br />Sandy Ritter, owner’s architect, was present to discuss <br />prop^al with ^e Planing Conmission. He was advised of <br />materials and information required for proper analysis of <br />the proposal, and he indicated that it would be im|x>ssible <br />to have this to the City in time to hold the June 6, 1977, <br />public hearing whidi has therefore been postponed. He did <br />indicate that the lots would be sold as building sites only; <br />that th^ would be sold fee simple with common association <br />(^ership of open space; roads are to be private; wetlands <br />and open space are to have conservation easements deeded to <br />tt'5 City.
