Zoning Adniinistrator <br />DA'ni:September 9, 1976 <br />SUBJLCT:Accessory Building Zoning (Oarages) <br />The definition of accessory building u.. .iides buildings with habitable spaces. <br />Current zoning limits the size of residential accessory buildings to 1,000 sq. <br />ft. whidi is also the State Building Code maximum for buildings without frost <br />footing protection. There is no current limit on the number of such accessory <br />buildings located on each lot, except for hardcover density regulations. Set <br />back requirements are minimal 10 ft. side and rear (5 ft. rear for other tiian <br />garages). The ablative effect of this is a proliferation of buildings whidi <br />increases effective lot density, especially on many of tlie sii)st.mL'ird lots in <br />already densely developed areas. <br />M>' recommendations are to tighten the regulations involving accessorv' huildings <br />with the intent to minimize the imoact of such buildings on adjoining proper <br />ties, to limit tlie effective hardcover density and to stipulate policy for more <br />effective administration. <br />Note: Ample garage sizes are: two car: 24 x 24, 576 sq. ft. <br />three car: 24 x 36, 864 sq. ft. <br />A.
