§ 10.50 <br />J. Landscaping. Ail open areas of any site, lot, tract or pared shall be graded <br />to provide proper drainage, and except for areas used for parking, drives or storage, shall be <br />landscaped with trees, shrubs or planted ground cover. Such landscaping shall conform with the <br />planting plan approved by the Council at the time the building permit was issued. It shall be the <br />owners' responsibility to see that this landscaping is maintained in an attractive and well-kept <br />condition. All vacant lots, tracts or parcels shall also be properly maintained. <br />K. Drainage. No land shall be developed and no use shall be permitted that <br />results in water runoff causing floods, erosion, or deposits on adjacent properties. Site and drainage <br />plans shall be submitted by the applicant in such detail as required by the Council and those plans <br />shall be revievrred by the City Engineer before submission to the Planiiing Commission and Council <br />for approval. Such runoff may be required to be properly channeled into a natural water course, <br />ponding area, storm drain or other public facilities. Any change in grade affecting water nmoff <br />whether onto adjacent property or otherwise must be in compliance with the Surface Water <br />Management Plan and shall be consistent with other applicable relations or City Code provisions <br />and subject to the approval of other agencies having jurisdiction over the area affected by the <br />drainage. <br />Source: Ordinance No. 172 <br />Effective Date: 1-1-75 <br />SEC. 10.51. PID PLANNED INDUSTRIAL DISTRICT. <br />Subd. 1. Purpose. The purpose of this Section is to establish provisions for the <br />granting of a conditional use permit to erect a multi-building industrial facility in relation to an <br />over-all design, on integrated physical plan and in accordance with the provisions and procedures <br />as provided hereafter. <br />Subd. 2. Submission of Plans. The owner or owners of any tract of land u-ithin an T' <br />District may submit to the Council for approval a plan for the development and use of such a tract <br />of land for a Planned Industrial District for commercial or other uses permined in the district within <br />which the land is located by making an application for a conditional use permit authorizing <br />completion of the development in accordance with the plan. The plan for the development shall <br />conform to the requirements of the district within which it is located except os herein amended. <br />Subd. 3. Size Required. The tract of land for which a development is proposed and <br />a permit requested shall not be less than five (5) acres. <br />Subd. 4. Sew*er and Water. The tract shall be served by the City water and sewer <br />system when available and fire hydrants shall be installed according to a plan approved by the Fire <br />Chief as to type and location. <br />ORONOCC (4-1-84)
