On-Site S> stems Manager <br />Plat of Kokesh Farm <br />Final Site Plan <br />Application Summary: <br />Property owner has requested a variance to permit an existing horse bam to remain on the property <br />located closer to the front property line than the new proposed house. The Zoning Ordinance <br />prohibits accessory buildings from being located closer to the front property line than a principal <br />building. Included with the variance request to allow the bam to remain on the property. Owner has <br />also requested a variance to permit construction of a 620 a f. addition to the bam. The proposed <br />building would be 1.700 s.f. Any building over I ^00 s ?. is considered an ovcrsi/cd accessory <br />building. <br />One oversized accessory building is perm* led on a lot subject to the condition the building meets <br />r.ll required principal building setbacks and property owner shall agree to covenants that state: <br />A. No future subdivision will be approved that places the structure within a lot that has no <br />principal structure, except that the City in its subdivision approval may grant a finite time <br />period in which the oversized accessory structure may remain without a principal structure, <br />in order that a principal structure may be constructed. At the end of this time period the <br />oversized accessory structure must be removed if no pruKipal structure has been constructed. <br />D.
