B. The property is in character with the ItKality. It is a 14.7 acre lol <br />located in the RR-IB district re^uiring a minimum lot si/c of two acres <br />The site would be completely enclosed with a privacy fence and is a <br />black colored chain link style fence. The actual fence, because it is <br />chain link, is transparent and would not have the appearance of a <br />**wailed ” property Most of the fence will not be visible due to the <br />extensive “dense ” vegetation surrounding the property. <br />C. Along the Orono Orchard Road and Dickenson Street property lines a <br />vegetative buffer has been installed by the property owner. The new <br />trees range in height from 13* to 16*. The landscaping has consisted of <br />planting a dense row arborvitae trees. The trees are planted leaving no <br />view of the property from the street. The fence has bcx*n installed <br />between the trees and the house. The row of arborvitae trees has <br />eliminated view of the fence along the property lines. <br />D. Along the driveway olT Orono Orchard road 9 pin oak trees witJt a trunk <br />size of 6" to T have been planted. The full plan includes the following <br />new trees (many have been installed including 81 arborv itae trees 13* to <br />16* in height. 9 pin oak 6 ‘* to 7** in diameter, and 8 spruce trees 20* in <br />heiglit. <br />E. There are 8 preexisting maple trees between the road and newly planted <br />arborvitae. Ihe maples have trunk sizes ranging front 18" to 26". and <br />numerous mature trees along Dickenson Street and west of the house. <br />The City Council finds that the conditions existing on this property arc peculiar <br />10 it and do not apply generally to other property in this zoning district; that <br />granting the variances would not adversely affect traffic conditions, light, air nor <br />pose a fire hazard or other danger to neighboring property; would not merely <br />serve as a convenience to the applicants, but is necessary to alleviate s <br />demonstrable hardship or difficulty; is necessary to preserve a substantial <br />property right of the applicants; and would be in keeping with the spirit and <br />intent of the Zoning Code and Comprehensive Plan of the City. <br />Page 2 of 6
