Some cities al low temporary outside storage for a period not c.xceeding a defined time limit, <br />usually 72 hours. Some of the materials that arc delivered to the ABC site arc not warehoused <br />indoors. Those items arc stored in a large area, approximately 24,000 s.f. in size, located on the <br />south side of the building. Most of the stock is stacked two pallets high in the outside storage area. <br />The Conditional Use Permit'lndusirial district standards require the applicant provide screening to <br />buffer the storage area and activity associated with the outside storage area. 11ie property is located <br />adjacent to a*sidentially zoned property across Old Crystal Bay Road. Other lots located around tlic <br />site arc located in the I, Industrial District. The primary screening that is exposed to residential or <br />public property arc the properties west of Old Cry stal Bay Road. <br />The screening of the open storage area shall be screened by a fence or wall i.'vt less than five feet in <br />height and not less than 50^'o opaque. Lots are also required to be landscaped with trees, shrubs or <br />planted ground cover. Such landscaping shall conform with a plan acceptable by the City. No <br />official landscaping plan has been provided with the plan set that has determined the size, number <br />and size of trees to be planted. The applicant has considered two options. I) To provide slats in the <br />existing perimeter fence that break up the view from the properties to the west and 2) provide an <br />option to plant trees along the west side of the property to provide a natural buffer. Planning <br />Commission is asked to provide direction to the applicant as to size, type and location of trees. Staff <br />would recommend a staggered planting plari of evergreen trees outside the fence and constructed on <br />and around an elevated berm. <br />Parking <br />Parking areas ar^^rmitied within required setbacks on the property.
