Inc. has been leasing t!'.: ZCl Capital Building since <br />March. 2000. ABC Supply is a vvholesalcr/warehouser of building and construction supplies, <br />including roofing materials, siding and windows, as well as other smaller supplies that are for sa|e <br />to coniraciors. Wholesale and warehouse businesses are listed as “permitted uses'* in the 1. Industrial <br />district. The wholesaling operation permits ABC to receive and deli\ er materials in bulk amounts <br />to and from vendors and contractors olT-site. No individual retail is ^'emitted in the Industrial <br />district. ABC's cunent use of the property is consistent with the intent of the Comprehensive Plan <br />and Zoning Ordinance. Please review Exhibit II a list of permitted and conditional uses in the <br />district <br />ABC IS requesting a conditional use permit to permit permanent “outside storage" of stock materials <br />on the property. They have bc*en storing materials on the site since moving to the property. The <br />warehouse is used when possible, however w hen the amount of stock exceeds the storage capabilities <br />of the warehouse certain items are stored outside. This is primarily the cose in the Spring and early <br />Summer when there is e.xcessive stock on hand for the upcoming construction season.
