The Conditional Use Pemiit/Induslrial district standards require the applicant provide screening to <br />buffer the storage area and activity associated with the outside storage area. The property is located <br />adjacent to residentially zoned properly across Old Ciy stal Bay Road. Other lots located around the <br />site are located in the 1, Industrial District. The primar>’ screening that is exposed to residential or <br />public property are the properties west of Old Ciy stal Bay Road. <br />The screening of the open storage area shall be screened by a fence or vv-all not less than five feet in <br />height and not less than 50% opaque. Lots arc also required to be landscaped with trees, shrubs or <br />planted ground cover. Such landscaping shall conform with a plan acceptable by the City. <br />Planning Commission Recommendation <br />The Planning Commission tabled the application on July 1 6 recommending the following details be <br />addressed with the original plan; <br />1 . Designate an area for delivery trucks fur overnight parking. <br />2. Provide an employee parking area and screening. <br />3. Provide plans indicating location of a raised berm and tree planting area. <br />ABC will be installing two signs to be posted north of the deliver) entrance that state “No Overnight <br />Truck Parking". The locations of the signs are show n on the site plan. ABC has also notified their <br />\endors that overnight deliver) parking would be located around to the east side of the building. <br />The new plans have indicated a berm and planting area to be located between the proposed outdoor <br />slorage/parking area and Old Crystal Bay Road. The bemt height should be a minimum of a six foot <br />height w iih planting above and around the berm. Six fot^t trees for screening purposes have t) pically <br />been planted above berms. <br />The parking area is show n to be relocatea west of the outside storage area, meeting the required 75' <br />setback. Parking stalls are required to be 20' in length however they are only showing a 25' wide <br />paved surface. Adding additional space to the parking area would have an encroachment into the <br />front setback. 5' is not an adequate backing and maneuvering area for vehicles. Parking areas are <br />not permitted within required setbacks on the property. Required setbacks for the subject property <br />arc as follows: <br />75' from Old Crystal Bay Road <br />10' from the side or rear property lines <br />Options for Planning Commission Action <br />A.Recommend approval. A recommendation of approval shall include conditions that would <br />protect the surrounding properties and uses from the activities that would be related to <br />outside storage <br />I.
